What this is
The ABS calculates the average price of a residential dwelling by dividing the total value of all homes by the number of homes. We compare its growth since mid-2022 with wage growth.
Why it matters
When home prices grow faster than wages, saving a deposit and paying off a mortgage takes longer. Home ownership moves out of reach for younger Australians.
More from the figures
- The average dwelling price is up 19.5% ($179,200) since the June quarter 2022, while wages rose 15.1%.
- Homes are less affordable for first-home buyers relying on wages.
How it’s calculated
ABS Total Value of Dwellings: mean price of residential dwellings (total value of dwelling stock ÷ number of dwellings). Compared with the Wage Price Index over the same period.
